TITLE: Land Manager

 

LOCATION: Home office-Wexford, PA (travel will be required)

 

DIRECT REPORTS: 1+ people (varies based on division office)

 

FLSA STATUS: Exempt

 

REPORTS TO: Chief Landman

 

GOAL:

Under minimal supervision, be responsible for supervising, managing and coordinating the activities of all employees and contractors working out of specified division office. This includes the oversight of all land efforts and operations related to the services Cinco provides to its clients, including: title, abstracting, curative, surface and leasing projects, due diligence projects and asset management, while coordinating with other Cinco offices. Assist in team-building, training and mentoring lower level landmen and professional staff to optimize work product and client services. Ensures employees and contractors have appropriate supervision, accountability, instructions, work templates, procedures and tools to perform their jobs. Assist/advise management on staffing needs. Advise management on various Land, Legal and Regulatory matters, industry and client news and developments. Participate in local and regional land associations, networking and direct client contacts to maintain visibility in the industry and work toward the end of promoting Cinco services, people, values and ethics, developing relationships and building business. Continuously improve client services, project management, processes and procedures, and internal/external relationships.

 

ESSENTIAL FUNCTIONS:  Must be able to:

 

Land Work
  • Coordinate/perform/supervise the securing of title work, including abstracts and associated title curative.
  • Coordinate/analyze/process client well proposals and other AFE's, including forced pooling/spacing notices and orders.
  • Analyze, confirm and resolve issues regarding client interests in leasehold, wells and units, including the building of DOIs, review of title opinions and curative, division orders, JIBs and revenue statements.
  • Draft, analyze, negotiate in the following areas:
    • Oil and gas leases
    • Miscellaneous damage settlements
    • ROWs, surface use agreements and easements
    • Releases, Partial Releases, miscellaneous amendments to Agreements
    • Unit agreements
    • JOAs and other industry standard agreements (e.g. farmouts, joint development agreements)
  • Direct and supervise field personnel in completing projects such as lease acquisition, title/abstract work, damage settlements, ROW acquisition, etc.
  • Direct and supervise in-house personnel in completing projects such as due diligence, leasing, GIS mapping.
  • Assist upper management in the scoping and budgeting of projects.
  • Communicate internally with upper management regarding ongoing projects, timeline, strategy, budget and scope, etc.
  • Assist/coordinate/perform/supervise in pre and post-acquisition or sale due diligence/title work and curative, and work with other company disciplines and consultants, clients, partners and attorneys.
  • Analyze Purchase and Sale Agreements and associated exhibits and documents.
  • Researc, obtain and synthesize data from subscription based and public sources such as the Texas RRC and Drilling Info.
  • Represent the company in dealing and communicating with clients and their representatives.
  • Represent the company and/or our clients in dealing with partners, the Bureau of Land Management (BLM), the Bureau of Indian Affairs (BIA) and/or other state and federal regulatory bodies and agencies.
  • Take on the role of "Project Manager" for assigned projects and coordinate all work for team members to meet the client's expectations and deadlines.
  • Other duties as assigned by the Chief Landman or CEO.

 

Management and Leadership

  • Responsible for supervising, managing, and coordinating the activities of all employee and contractors working out of specified division office.

REQUIREMENTS:

Experience in the following elements required:

  • Excellent communication skills to be able to converse with clients, vendors, employees and contractors via phone, email and in person.
  • Excellent written and verbal reporting skills, along with ability to synthesize complex data into meaningful information.
  • Ability to read, write, and speak the English language fluently is required.
  • Minimum 7+ years of experience as a Senior Landman or higher position, experience in onshore land work preferred.
  • Excellent problem resolution skills.
  • Excellent time management skills, allowing for pro-active planning.
  • Excellent interpersonal skills and the ability to work effectively in a collaborative environment within a multi-disciplinary team.
  • Intermediate/Advanced knowledge of current Microsoft Office Programs, (i.e. Excel, Word, PowerPoint, Access and Outlook).
  • Ability to multitask in a fast paced office environment.
  • Ability to be flexible and adaptable to various work situations.
  • Ability to work in a team environment.
  • Ability to travel occasionally around the United States.
  • Bachelor's degree; PLM or EM Bachelor's degree preferred.
  • While performing the duties of the job, the employee is frequently required to sit; use hands to finger, handle, or feel; reach with hands and arms and talk or hear.  The employee is occasionally required to stand; walk; climb or balance and stoop, kneel, crouch, or crawl.
